    Partitions, ceilings, electrical, lighting, air conditioning, plumbing, and fire alarm and sprinkler modifications.

    Made-to-measure counters, wardrobes, panelling and kitchens.

  • Finishes

    Stone, tiles, timber, paint, wall coverings and glass.

  • Handover

    Testing, snagging, completion certificates and as-built drawings.

How a project runs

  1. Survey and brief

    We measure the site, check the structure and agree scope, budget and timeline.

  2. Design and approvals

    Drawings, 3D views and lift layouts, followed by authority and community submissions.

  3. Build and install

    Civil works, fit-out and lift installation on one programme, with a written update every week.

  4. Handover and care

    Testing, certification and snag closure, then maintenance if you want it.

Questions

Which authority approves my fit-out?

It depends on where the property is. Mainland Dubai projects usually go through Dubai Municipality, while free zones and some master communities have their own authorities and NOC processes. We confirm the route during the survey.

Do small changes need a permit?

Some minor works, such as repainting or replacing furniture, may only need the landlord’s permit to work. Anything that touches partitions, ceilings, fire systems or MEP normally needs an approved permit. Rules differ by authority, so we check before work starts.

How long does an office fit-out take?

It depends on size, approvals and long-lead items such as joinery and imported finishes. You receive a written programme with the proposal and a written update every week once work starts.

Can you work while we stay open or live in the home?

Yes. We phase the work, protect occupied areas and schedule noisy tasks around you, within landlord and community rules.

Do you offer design only?

Yes. Design can be commissioned on its own or as the first stage of a fit-out.
